Broussard Properties LLC opened in 1994 in a converted dentist's office on West University. Thirty-two years later, we're still there — though the paneling is gone and there's a proper sign out front. Paul is still the broker, and the same family still runs the office.

We don't run ads in magazines. We don't have a 1-800 number. We answer the phone between 8 and 5, and most of our tenants find us the same way their neighbors did — word of mouth, and a sign in the yard.

Every listing has an 'Apply' button that opens our online application. Application fee is $45 per adult; we typically respond within 48 business hours. You'll need proof of income (most recent two pay stubs or bank statements), a photo ID, and one prior-landlord reference.

Most of our homes are pet-friendly with a one-time $350 pet fee and $25/month per pet. We cap it at two pets per household. Some listings are designated pet-free — look for the tag on the listing page. Service animals are always welcome without fee.

Yes — it's most of what we do. Full-service management includes tenant placement, rent collection, maintenance coordination, monthly reporting, and year-end 1099s. Call Paul directly for a walk-through.

Tenants submit requests through our resident portal or by calling the office. Emergencies (water, gas, loss of heat or AC in extreme weather) are handled 24/7; routine requests within 48 hours. We use licensed Acadiana-based contractors we've worked with for years.

Available means the unit is ready to tour and lease now. Coming Soon means we're finishing turnover — you can schedule the first tours and get on the short list, but the unit isn't yet move-in ready.

Yes, $100,000 in liability coverage minimum. You can bring your own policy or we can refer you to a local agent.
